Rental Application Process |
Thank you for your interest in our rental properties. Please read this page in its entirety before submitting a rental application or for questions thereafter. It contains critical information such as how to complete and monitor the status of your rental application online; when the reservation/security deposit will be due; when to sign the lease; sundry information that might be needed and et cetera.
Communicating with us: Please note that we are an extremely green/paperless company who uses technology to eliminate outdated and expensive practices. We religiously utilize available technologies to keep us nimble and, again, to reduce our cost of doing business and to serve our tenants/vendors much better. Most of our business processes (e.g., landlord-tenant communications including maintenance requests) are conducted electronically (i.e., through our web site, email, text messaging). We have very minimal face to face interaction or use printed materials. In short, we monitor electronic communications more frequently than other forms of communication. We trust that you will appreciate this approach.
Communicating with you: We will communicate with you 'almost exclusively' via email. Hence, please have a valid email address, capable of receiving messages without service interruption. And, please communicate with us with just one email address; do not switch your email address without first giving us advance notice. You should consider adding support@ekeba.com to your personal Contact list. We are not responsible for missed messages.

Submitting a rental application: All rental applications must be submitted online (see below) because we do not have and we cannot accept a paper-based application. To submit a rental application, you will first need to pay the non-refundable application and background check fee online with a credit card (processed through PayPal). After the fee is paid, the system will issue to you, a number which you will use to access the application area and submit the application. Note: The application fee is refunded immediately if we do not rent to you.
When to expect a decision on your rental application: After completing and submitting an application, the system should give you immediate feedback regarding whether your application was accepted for processing. If there any problems, the system will inform you where to make the corrections and then you can resubmit it. If it was accepted for processing, the system will tell you how to monitor the status of your application online. Generally, you should receive a confirmation email within 1-5 minutes of submitting a valid application. The background check is typically completed and a decision is typically reached within a couple of hours of your submitting your application. Please regularly monitor your email for updates. We typically only contact applicants via email or through updated postings on this site. Sorry, we ARE NOT able to call applicants on the phone to update them about their application.
When is the property retainer/security deposit payment due? We do not require a deposit at the time you submit your rental application. Moreover, please note that we rent single-family homes only and multiple parties typically apply for a home at the same time. A home, however, is NEVER offered or promised to multiple parties at the same time. Rather, homes are offered based on the first-in- first-qualified applicant to submit the payment when requested. We are not able to put other applicants in suspense for days waiting for an applicant to whom the property has been offered to make up their mind or find funds.
With the above in mind, please be prepared to act fast; if you are offered the house, you must be prepared to submit the payment in as little as 3 hours but no later than 24 hours from the time you are offered the house. An offer can be made within a couple of hours from when you submit your rental application. Electronic transfer of the payment is allowed. In most cases, the amount due is one-month rent. Additional security deposit may be required for pets, etc.
Installment payment: If your lease start date is more than 60 days out then you may request to be allowed to pay the deposit in two installments. The full deposit/retainer amount must be paid no less than 60 days from the lease start date. Failure to pay the full required deposit will result in a forfeiture of the deposit and loss of the rental offer. Please email your request/inquiry to us. Thank you for your consideration.
Question: Two of us are ready to apply for a property and sign a lease. However, we are having difficulty finding a third co-tenant. Can the 2 of us sign the lease and move in and then, at a later date add the third co-tenant?
Response: Anyone is welcome to apply for and if selected move into the property. However, any additional co-tenant who wishes to move into the property must also apply and be selected by landlord before they can move into the property. Tenants are expressed forbidden from allowing anyone to move into the property without landlord’s expressed authorization.
Signing the lease: Once an applicant pays the property retainer deposit all marketing of the house will cease and the house will be reserved for the applicant. Thereafter, failure to sign the lease (or pet lease addendum) by or before the occupancy date specified in the award correspondence or failure to pay any amounts due to EKEBA, LLC will be considered a breach of contract therefore the property retainer/deposit shall be kept by EKEBA, LLC and your offer of tenancy will be voided.
After the payment is received, EKEBA, LLC will schedule a mutually convenient time during which all parties will meet to sign the lease. Alternatively, you may download, print and sign the lease template and then scan into a *.pdf format and email/upload it to us. If you choose this option, then make sure to insert your legal names; the address of the property you have been offered; the CORRECT amount of your monthly rent (include pet fees, if applicable) in the respective sections of the lease. Please feel free to contact us for verification and or confirmation of any information or for directions on how to upload the signed lease to our systems. You may also choose to just wait until your move-in day to sign the lease in our presence. If your lease was not signed in our presence, you may be required to sign another lease in our presence. Irrespective of how/where the lease is signed, EKEBA LLC requires Proof of Positive identification of the persons who signed the lease before keys will be released to them. Until your lease is signed by EKEBA LLC or your tenancy starts with a duly signed lease, we reserve the right to clarify language and or to amend the lease template on this web site to reflect emerging issues.
Note: Please do not pay the non-refundable application and background check fee for multiple applicants (except a legally married couple intending to submit one application) in one transaction; each applicant must submit their own payment so that they can receive their own unique access number; which they will use to submit and monitor their application. "Persons of the age of 18 years or more, who are under no legal disability, are capable of contracting and of full age for all purposes or legally emancipated persons less than 18 years of age must apply and qualify individually". If you are using the same credit card, you must complete each payment separately. DO NOT COMBINE ALL APPLICATION FEES ON A SINGLE TRANSACTION/PAYMENT. Poor credit history, past bankruptcy and et cetera does not automatically disqualify an applicant, but not telling the truth will. In spite of the application, you may be required to clarify/provide information about yourself.
How to submit a rental application
The listed application fee is for one adult, and each adult must pay the application fee separately and obtain their own receipt. Married couples, who wish to submit a joint application should pay for 2 adults, then submit one rental application. Married couples must qualify jointly. Each non-married adult is required to submit their own application and each adult will need their own receipt number which they will use to submit their own application. Multiple non-married applicants must qualify individually.
If you have not paid the application fee
- Login or create a user account. (If you have forgotten your password, the system will send it to you upon your request...please do not create a new account).
- Select Browse Inventory.
- Select Rentals.
- Select the appropriate option.
- Enter 1 (or 2 if a married couple) in the quantity column
- Click the Add to cart
- Click the Check out
- Respond to the screen prompts;
- Print the receipt, because you will need two values from the receipt to submit the rental application. You can also return to the web site to print your receipt at any time.
- Or you can return to the Login page, and follow the instructions below to submit your rental application.
If you have paid the application fee and now wish to submit a rental application
- Login. (If you have forgotten your password, the system will send it to you upon your request...please do not create a new account)
- Select Complete Event Manager
- Select Homes for rent
- Locate the row of the property you wish to apply for
- Click Apply
- Respond to the screen prompts
- Read the instructions on the left side of the screen
- Submit your rental application
Maximum occupancy: One adult per bedroom. One additional person may be allowed in just one bedroom with a $100 per month additional charge.
Renters Insurance: Renters are required to carry Liability Insurance which must name EKEBA, LLC as a covered entity. Proof of renters insurance is required before keys will be turned over to tenant. The insurance policy must be maintained throughout the lease term. Please instruct your agent to mail a copy of the policy to EKEBA, LLC. P O Box 15131, Columbus, OH 43215-0131.
By submitting an application, the applicant and guarantors hereby grant permission to EKEBA Intl, LLC and its representatives to verify the information and conduct background check. Applicant further understands that submitting an application does not constitute a commitment on the part of EKEBA, LLC to rent to applicant. Applicant hereby waives any claim for damage, and et cetera if their application is not selected for tenancy.
